After selecting the home you would like to purchase you can talk with a real estate realtor, a pre-approval letter from a lender will be quite suitable.
Just inquire about several quaint details about the home, is it in good condition, where it is located, will it be suitable for rent. Inquire if there is a commodity regarding rental market in the area. Work with your realtor for a bit while keeping a keen eye on things on your own as well. Keep in mind that real estate agents get paid on what they sell. Positive cash flow should be our top priority; ideally it means that there is more money coming in each month from the rental property as opposed to the home maintenance and improvements you put in to it. With the influx of REO (real estate owned) Homes flooding the market you can essentially buy a house that would carry itself from the start.
If you are contemplating on financing a home, say something like “If I invest on this real estate home improvement, refurbish it, get it rented and show a positive cash flow for at least three months, will you help me on my next purchase?

Renting Home through a Real Estate agent. Pitfalls which we need to know.?
In the near future, we will be placing our home in Perth with a Real Estate Agent for rental as we are moving interstate. Any ideas of what we need to know or questions to ask in selecting a suitable Property Manager?
I hired a property manager from the largest and most respected real estate firm in my area. It was the best descision I ever made.
My reasoning is that whoever was going to manage the property would be easily replaced. For the time they worked the property, their work would be well overseen and rewarded. They would have good connections for service to the porperty and a large number of referals for handymen and applicants for suitable renters.
As I said, it has worked out great. He just gets a little eager sometimes about renting to the first person that applies and I have to slow him down until more applications come in and the best one presents itself.
