Owner wants to sell rental property Im in?
I live on the gold coast and have been renting a property since August last year . I signed a 12 month lease thru a real estate on the behalf of the owner…who told me he owns lots of rental properties….I pay rent straight into his bank account….I had planned to stay indefinatly.
I have just received a phone call from the owner saying he just got out of hospital after having a heart attack and the bank is calling him demanding money… He said he was going to put the place on the market.
I know I cant be told to move until my lease is up…But I feel like I just got here and I dont want to go in August, also I cant afford to move. With removalists, disconnections and re-connections it adds up…Plus rents are enormous in this area.
My question is…If I dont want to move, do I have too?
Admittedly, I’m not familiar with Australia law, but generally, there really isn’t anything you can do. Is this a single unit house? or part of a multi-unit dwelling (apartment or condo)?
Most of the time you don’t really have to move out until they’ve got a contract for sale. The owner might actually prefer to be able to collect the rent in the mean time. But then again, real estate agents don’t like having to deal with tenants.
If you really don’t like moving and like the place you’re in, have you considered the possibility of buying it yourself? I don’t know what the market’s like in Australia, but here in the states, interest rates are really low (round 4%) and that works out that often times mortgage payments are considerable less than what rental rates would be. This may even work better if you really did plan to stay indefinitely.
If the owner is a reasonable person, talk with him about it. Being able to sell directly to you would allow him to avoid dealing with (and paying) real estate agents.
