Mexico real estate: is it Possible to Buy Green?
This article looks at the challenge of remaining environmentally responsible when you buy Mexico real estate.
Is there any place for a “green” approach to buying Mexico real estate? That question is becoming important to more and more people. If you care about the environment — which is as much to say, if you care about our children and grandchildren — then this concern will have some influence on every major decision you make. There are few bigger decisions than purchasing a home, whether it’s your first or your second.
But Mexico real estate? At first take it seems unlikely that you can honor the environment for that kind of purchase. That’s because of a widespread misconception that environmental consciousness is the exclusive concern of North Americans and Europeans. Not so! There is a growing interest in environmental protection throughout Mexico. You can indeed purchase “green” property there.
However, it is true to say that the concept of green building is still very new south of the border, so you will have to search long and hard for truly green Mexico real estate.
What does “green” really mean in this context? It’s not just a question of materials and building practices, important as these are. It’s a question of sustainability. That means the entire community is designed to inflict as little damage as possible on the environment. This will include, for example, minimizing the need for automobiles by designing a “village” where almost everything can be reached on foot. On the part of the developer, such an approach requires more than a technical understanding of the issues. It requires vision, and the passion to see that vision through.
Of course an environmentally responsible community also demands considerable investment resources. That is why it is still a rare phenomenon. Is there a minimum real estate commission in California?
I’m selling a vacant lot in a development area and recently negotiated with the development’s real estate agent about the commission. He told me his company (a major realtor) would not allow him to list the property for less than 4.5% (2%/2.5%) commission. Is this true? I would prefer to pay a fixed fee actually and I’ve heard some seller’s agents do that. It seems excessive to pay someone so much when he is not doing any open houses or even spending on advertising (the development company pays for that). The fixed fee I’m proposing is still a considerable sum.
All real estate commissions are negotiable…but the main fact you want to know is that the buying agents will most likely show the highest commission listed in your area.
Example if you are offering 2% for the buyers agent and your neighbor is offering 3%. The buyers agent will show your nieghbors house instead of yours because he will get a highier commission.
