There is No Get Rich Quick
We’ve all seen those ads on television telling you how to make a fortune in real estate. The old adage holds true: “If it sounds too good to be true, it is.” The biggest myth in real estate investing is that you will become an instant millionaire.
The truth is that to make a fortune in real estate you have to be knowledgeable, put forth a lot of effort and be patient. You need to have a good investment plan and stick to that plan no matter what.
Practice Due Diligence
In any real estate deal there are many different types of due diligence that need to be performed in order to achieve your long term investment goals.
When looking at any property you need to pay attention to what condition the property is in, how current the heating, plumbing, and electrical systems are, and if they’ve been maintained. You also need to make sure the home is free from any structural defects.
Pay special attention to the location and the land the home sits on. Make sure there are no restrictions on the property and that the property is properly zoned. For example, if the home is residential, make sure the zoning is for residential. If the home has been rezoned for business purposes, find out the new zoning rating and what type of business can be put on the property.
Make sure the chain of title is in order and there are no liens, encumbrances, or caveats on the property you are considering buying.
It is recommended that you hire a team of experts to do this type of work for you. For example, you should have a good property inspector and title company check out the property before you buy it.
Assemble the Correct Team
When assembling your team, whether it’s a business partner, attorney, title company, lender, real estate agent, etc., interview them all first. Find out how much experience they have with real estate investing, and if they have experience working with other real estate investors who have the same long-term strategy as you do.
Don’t wait until you have deal you want to act on quickly before assembling your team. Take your time and interview a few people before making a final decision on who you feel the most comfortable working with.
What To Do Before You Invest
Before you rush out and jump into real estate investing, make sure you have the proper team assembled, you have a long-term investment strategy, and you have researched and done your homework on the basics of real estate investing.
While there are a lot of good deals out there, if you don’t have a plan, that “great deal” might turn out to be no deal at all.
