Where to find information on land for sale in Vancouver area?

Already looked at “mls (realtor) ca” and found very few if not less options.
Are there any specific resources where one can find information about land for sale in Vancouver area? Primarily interested in small lots with river, lake, ocean access for reasonable (still believe it can be 
) price.

If you’re looking for an individual lot you can build your own house on, there are very very few available around Vancouver. That’s why you didn’t find any. Of course, the further out you go the more of that you will find, but you might have to stretch your definition of “Vancouver”, and it depends on your idea of reasonable. Waterfront of any kind will be expensive relative to non-waterfront, I can guarantee that. Most of it has been built on already or is reserved for farmland. The Vancouver area has practically no lakes so forget that. The very few rivers, that is, anything bigger than a creek, are either mostly used for commercial purposes, have parks along the edge, or are not suitable for housing for some reason such as potential flooding. In many areas of Vancouver, people who really want to build a new house in a certain neighbourhood or location will often buy an old or even not so old house, tear it down and build a bigger one on the lot. We even have a word for that, it’s so common. An older house in a desireable neighbourhood is called a ‘tear-down’.
I just did some looking for you. Some of these may give you clues as to where to look for waterfront properties. Go back to realtor.ca and put these numbers into the little box at the top of the page that says MLS. Note that the cheaper ones are boat access only, which makes it very expensive to build and to get to on a regular basis.
